Here’s something you need to know. The housing market is getting back to a healthier, more normal place. And even though it may not sound like it, this shift is actually a good thing. It’s what you should expect. It’s just that our expectations have been skewed by the intense seller’s market over the past few years.

But what you need to remember is: there’s still plenty of opportunity to be had if you’re thinking about selling – whether that’s next month or next year. You just need to stay up to date on what’s happening in the market, and have a strategy that matches the moment. Here's your update.

1. Inventory’s Up & Buyer Power Is Coming Back:

According to the latest data, the number of homes for sale is rising back toward more normal levels (see graph above):

But inventory growth is going to vary a lot based on where you live. If you’re in a market where the number of homes for sale is back to normal, buyers may have more sway than you’d expect. That doesn’t mean buyers have all the power – it just means they have more choices, so your home has to stand out. But if you live where inventory is still pretty limited, you may see more buyers competing for your house. No matter where you are, the key is to work with a real estate pro who can help you adjust your game plan for your local market.

2. The Right Price Matters More Than Ever:

With more homes to choose from, today’s buyers are quick to skip over homes that feel overpriced. That’s why pricing your house right is the secret to selling quickly and for top dollar. That’s a point Realtor.com really drives home: “a seller listing a well-priced, move-in ready home should have little problem finding a buyer." Miss the mark, though, and you may have to backtrack. Today, about 1 in 5 sellers (19.1%) are reducing their asking price to attract buyers.

Here’s how to avoid being one of those sellers who has to reduce their asking price. Danielle Hale, Chief Economist at Realtor.com, says: “The rising share of price reductions suggests that a lot of sellers are anchored to prices that aren't realistic in today's housing market. Today's sellers would be wise to listen to feedback they are getting from the market." The best way to get that information? Lean on your local real estate agent. They have the expertise to set a price that sells in any market. Because if your price isn’t compelling, it’s not selling.

3. Flexibility Wins Negotiations:

Gone are the days of buyers waiving inspections and appraisals just to get a deal done. Now, because they have more homes to choose from, buyers are able to ask for things like repairs, credits, and help with closing costs. And data from Redfin shows nearly 44.4% of sellers are willing to negotiate.

The takeaway? This isn’t a bad market. It’s just a different one. And it’s in line with more normal years in the housing market, like back in 2019. The savviest sellers are the ones taking advantage of every opportunity to work with buyers and make their house shine.

And it’ll help if you think of concessions as tools, not losses. Use them to bridge gaps, sweeten deals, and get across the finish line. And don’t stress. Since prices went up roughly 55% over the past five years, you’ve got plenty of room to make a concession or two and still come out ahead. Just be sure to work with an experienced real estate agent to understand which concessions could be the key to sealing the deal.

If you’re a renter, you’re likely experiencing it a lot as your rent continues to rise. Between all of those elevated costs and uncertainty about a potential recession, you may be wondering if it still makes sense to buy a home today. The short answer is – it does. Here’s why.

“Not only will buying today help you begin to build equity, a fixed-rate mortgage can stabilize your monthly housing costs for the long-term even while other life expenses continue to rise – as has been the case the past few years.”

Unlike rents, which tend to rise with time, a fixed-rate mortgage payment is predictable over the life of the mortgage (typically 15 to 30 years). And, when the cost of most everything else is rising, keeping your housing payment stable is especially important.

The alternative to homeownership is renting – and rents tend to move alongside inflation. That means as inflation goes up, your monthly rent payments tend to go up, too (see graph above).

A fixed-rate mortgage allows you to protect yourself from future rent hikes. With inflation still high, when your rental agreement comes up for renewal, your property manager may decide to increase your payments to offset the impact of inflation. Maybe that’s why, according to a recent survey, 73% of property managers plan to raise rents over the next two years .

Having your largest monthly expense remain stable in a time of economic uncertainty is a major perk of homeownership. If you continue to rent, you don’t have that same benefit and aren’t as protected from rising costs.

If you are behind on your mortgage payments or your mortgage is out of balance with your budget, and you want to avoid foreclosure, you need to know your alternatives, and quickly take action!

If you are behind on your mortgage payments or your mortgage is out of balance with your budget, and you want to avoid foreclosure, you’re left with a few options; Reinstatement, Loan Modification, Deed in Lieu or Short Sale.

Reinstatement:

By paying back what you owe, including interest and fees, you can get caught up and restore the mortgage. This is the most obvious remedy if you can afford to do it.

Loan Modification:

If you prefer to keep your property, a loan modification may be a good option for you. Loan modification is a process where the terms of a mortgage are modified. Mortgages are modified to benefit the borrower and may include; reduction in interest rate, change from a floating to fixed rate, reduction in principle, reduction in monthly payment, lengthening the loan term, etc. Some lenders require that borrowers first apply for a loan modification prior to being considered for a short sale – this varies from loan type and lender.

Deed in Lieu:

Deed in Lieu is where you cooperate with the bank to essentially transfer title (ownership) back to them, hand them your keys and walk away. Sounds easy enough but most banks may require you to at least try and Short Sale the property first. Many banks aren’t interested in owning more real estate which they will then need to sell.

Short Sale:

A Short Sale is selling a property for less than the balance owed on the mortgage, and the lender accepts a discounted payoff on the mortgage to avoid a possible foreclosure or bankruptcy. Short Sales offer many benefits to both homeowners and mortgage servicers. Foreclosure is timely and costly, so no mortgage servicer wants to foreclose. Some lenders even offer generous Short Sale cash incentives to entice homeowners to Short Sale.

One of the top stories in recent real estate headlines was the intensity and frequency of bidding wars. With so many buyers looking to purchase a home and so few of them available for sale, fiercely competitive bidding wars became the norm during the pandemic – and it drove home prices up. If you tried to buy a house over the past two years, you probably experienced this firsthand and may have been outbid on several homes along the way.

But here’s the news you’ve been waiting for: data shows clear signs bidding wars are easing this year. According to the National Association of Realtors (NAR), the average number of offers on recently sold homes has declined considerably over the past few months (see graph above).

The graph shows homes were seeing a high of around five offers earlier this year. But the latest data shows that average was down to just shy of three offers per recently sold home. This shift is happening largely because rising mortgage rates moderated buyer demand and slowed home sales, resulting in a growing supply of homes on the market. Essentially, more choices for buyers.

What This Means for You:

If you put your home search on pause because you were outbid last year or because you didn’t want to deal with the peak intensity of bidding wars, you can breathe a welcome sigh of relief. While it’s still a sellers' market, an uptick in inventory gives you a window of opportunity to jump back in. You may still be competing with some buyers, but it likely won’t be anything like it was just a few short months ago.

Homes are selling quickly, and many are receiving multiple offers. A recent survey shows sellers are receiving an average of 4.5 competitive offers. The graph below shows how the average number of offers right now compares to previous years:

If you’re trying to decide when to sell your house, there may not be a better time to list than right now. The ultimate sellers’ market we’re in today won’t last forever. If you’re thinking of making a move, here are four reasons to put your house up for sale sooner rather than later.

1. Your House Will Likely Sell Quickly

According to the Realtors Confidence Index released by the National Association of Realtors (NAR), homes continue to sell quickly – on average, they’re selling in just 17 days. As a seller, that’s great news for you. Average days on market is a strong indicator of buyer demand. And if homes are selling quickly, buyers have to be more decisive and act fast to submit their offer before other buyers swoop in.

2. Buyers Are Willing To Compete for Your House

In addition to selling quickly, homes are receiving multiple offers. That same survey shows sellers are seeing an average of 4.5 offers, and they’re competitive ones. The graph above shows how the average number of offers right now compares to previous years: Buyers today know bidding wars are a likely outcome, and they’re coming prepared with their best offer in hand. Receiving several offers on your house means you can select the one that makes the most sense for your situation and financial well-being.

3. When Supply Is Low, Your House Is in the Spotlight

One of the most significant challenges for motivated buyers is the current inventory of homes for sale. Though it’s improving, it remains at near-record lows. If you’re looking to take advantage of buyer demand and get the most attention for your house, selling now before more listings come to the market might be your best option.

4. If You’re Thinking of Moving Up, Now May Be the Time

If your current home no longer meets your needs, it may be the perfect time to make a move. Today, homeowners are gaining a significant amount of wealth through growing equity. You can leverage that equity, plus current low mortgages rates, to power your move now. But these near-historic low rates won’t last forever. Experts forecast interest rates will rise. In their forecast, Freddie Mac say s : “While we forecast rates to increase gradually later in the year, we don’t expect to see a rapid increase. At the end of the year, we forecast 30-year rates will be around 3.4%, rising to 3.8% by the fourth quarter of 2022.” When rates rise, even modestly, it’ll impact your monthly payment and by extension your purchasing power.

In recent months, it’s become increasingly common for an appraisal to come in below the contract price on the house. Shawn Telford, Chief Appraiser for Corelogic, explains it like this:

“Recently, we observed buyers paying prices above listing price and higher than the market data available to appraisers can support. This difference is known as ‘the appraisal gap . . . .’”

Why does an appraisal gap happen?

Basically, with the heightened buyer demand, purchasers are often willing to pay over asking to secure the home of their dreams. If you’ve ever toured a house you’ve fallen in love with, you understand. Once you start to picture yourself and your furniture in the rooms, you want to do everything you can to land the property, including putting in a high offer to try to beat out other would-be buyers.

When the appraiser comes in, they look at things a bit more objectively. Their job is to assess the inherent value of the home, so they’re going to study the facts. Dustin Harris, Appraiser Coach, drives this point home: “It’s important for everyone to understand that the appraiser’s job in the end is to remain that unbiased third party, to truly tell the client what that home is worth in the current market, regardless of what decisions have been made on the price side of things.”

In simple terms, while homebuyers may be willing to pay more, appraisers are there to assess the market value of the home. Their goal is to make sure the lender isn’t loaning more money than the home is worth. It’s objective, rather than emotional.

Have you outgrown your current home, or do you find yourself in a position needing to move and buy a new home? Many persons in this situation are keeping their current property, renting it out, and buying another.

Becoming a landlord certainly isn't for everyone. However, having tenants who pay enough rent to cover your mortgage, increase your equity and possibly give you extra monthly income can be a fantastic investment--for now and when you retire. Keeping your old home as an investment property is one of the easiest ways to become a landlord. Securing a mortgage for a second home is just like the process you went through to buy your first home. Approval depends on your income, savings, down payment, credit rating , and debt-to-income ratios. Buying a second home that you plan to live in doesn't require you to pay a higher down payment or have a certain amount of equity in your existing home; you simply have to prove that you can afford two mortgages .

Before you start shopping for a second home, I've listed 6 important tips to verify you're ready to own a rental property.

Tip #1: Review Your Existing Mortgage

Some mortgages don't allow you to convert your residence into an investment property without paying a penalty or refinanci ng into a more expensive, non-owner occupied loan. Once you switch your insurance from a homeowner's policy to a landlord or commercial policy , the lender will definitely know that you're not living there anymore. So read your mortgage or call the lender to make sure that you understand what's allowed.

Tip #2: Research the Rent

Never assume you know how much rent you can get for your home. In some areas, the going rent is less than what it costs to own a home. So consult with your local property manager about actual rents that investors are getting for homes similar to yours.

Tip #3: Estimate the Ownership Cost

Once you know how much rent you could charge for your home, subtract your carrying costs. These include all the expenses of owning and managing an investment property--not just your mortgage payment. Get an estimate on a landlord's insurance poli cy because bad tenants can destroy your home and be a huge liability if something goes wrong. Add up the cost of this insurance and your property taxes--plus, you may need to cover the cost of homeowner's association dues, yard work, pest control, and utilities. Use an Investment Property Calculator to make sure owning a rental would be profitable for you.

Tip #4: Factor in Vacancies

In addition to a rental property's known expenses, always factor in the unknown by using a 10% annual vacancy rate. For example, if you charge rent of $1,000 a month or $12,000 a year, have at least $1,200 ($12,000 x 10%) set aside. That's the minimum cash cushion you should keep on hand to be prepared for unexpected repairs or a tenant who disappears in the middle of the night.

Tip #5: Consider Using a Property Manager

I always recommend that you budget enough to hire an experienced property manager. They charge about 8% to 10% of the rent, but can pay for themselves by getting you the best rental price and saving you time. A good property manager will screen tenants, execute leases, get estimates for repairs, and take annoying late-night emergency maintenance calls and much more. If you decide to manage a rental property yourself, you'll need to understand landlord and tenant laws for the state where your rental property is located.

Tip #6: Get a Mortgage Preapproval

It's never too early to meet with a lender for a free consultation about whether you can afford to buy a new home and keep the old one as a rental. Always get a mortgage pre-approval before you start shopping for your first or second home. Lenders can provide you with a pre-approval letter after they review and verify your financial information. This will indicate the maximum amount you can borrow for a certain period of time. Once you confirm that you can turn your home into a rental, have a realistic expectation of its annual cost, and get your mortgage preapproval to buy a second home, you're on your way to becoming a real estate investor!

NAR also reveals that unsold inventory sits at a 2.4-months’ supply at the current sales pace. This is far lower than the historical norm of a 6.0-months’ supply. Homes are essentially selling as fast as they’re hitting the market. (Above is a graph of the existing inventory of single-family homes for sale).

At the same time, homebuilders are increasing construction this year, but they can’t keep up with the growing demand. While reporting on the inventory of newly constructed homes, the U.S. Census Bureau notes:

“The seasonally‐adjusted estimate of new houses for sale at the end of April was 316,000. This represents a supply of 4.4 months at the current sales rate.”

"My friend (or family member) sells real estate." Friendship alone isn't enough to establish a professional's credentials. A true friend will understand and appreciate that this is a business decision, will offer their credentials, and expect to compete for the listing.

"You're the only agent who agrees with my selling price." Some agents tell you what you want to hear. In the real estate profession, this is known as "buying a listing" and is employed by shortsighted agents who are more interested in themselves than they are in you. However well it works as a short-term "sales tactic" to get your listing, it is an extremely poor strategy to list a home at the highest possible price.

“I’ll tell my real estate agent what price I’ll list at”. Over pricing is the best way to ensure that your home won’t sell. If priced properly, many agents will show your house to their buyers. If you price it too high, no one will show the house and it will sit on the market for some time. When you finally drop your price to reflect its real value, your house is "old news" and buyers may think you are growing desperate. Therefore, the prices you are offered come in lower and lower - and you may find yourself accepting a price below what you could have received had you properly priced it in the first place.

"I don't need references. I'm a good judge of character." A snap judgment isn't good enough. You need to determine if the agent is competent and the best way to do that is to check up on references. Ask for references on recent sales -- check up on references of recent customers. Find out how an agent's customers feel about their selling experience.

"I'm going to list with the agent who has the lowest commission." You get what you pay for. Paying a cut-rate commission will often get you a sign in the front yard and placement in the Multiple Listing Service, but little additional effort from your agent. Realize that agents and real estate companies put up their own funds to market and advertise your home. Marketing and advertising costs money, so the lower the commission, the less incentive for an agent to put up their own money to market your home.

"All realtors passed the same test so they must know the same things." Agents who work full-time in the business and have many years of experience are able to serve their clients more knowledgeably and effectively than a new Agent. The real estate profession is constantly changing and, as mentioned above, the best real estate professionals stay abreast of those changes by continuing their education. Some go beyond the required minimum requirements.

"This agent will hold an open house every week." Open houses can and do sell homes, but usually not your home. Only a small fraction of the homes held open are sold as a direct result of the open house. More often, "open houses" are a way that real estate agents "prospect" for potential clients. Good agents know better than to pin all their selling efforts on an open house. They use their time in more effective marketing methods. The most effective marketing is not directly to the public, but to other agents. By getting other agents interested in your home, your listing agent multiplies your sales force beyond just one individual.

"I want an agent who lives in my neighborhood." Knowledge of the local market isn't only acquired by living in the immediate neighborhood. Your agent should have intimate knowledge of recent sales, models, schools, businesses, and so on in your area, but that is easily achieved through extensive research. Convenience shouldn't be the primary reason for choosing an agent. A knowledgeable Realtor is who you should seek out.

"This agent sold more homes last year than anyone else." That should only be the beginning. What is more valuable - an agent who listed 32 homes and sold 25 or an agent who listed twelve homes and sold all twelve? You need to ask further questions - such as; how many of their listings did not sell? How many were reduced over and over before they sold? How long were the houses on the market? Quantity is important, but only if all of the quality questions have been answered satisfactorily.

You’ve found the right home and applied for a mortgage. Listed in this post are key points to keep in mind before you close.

You’re undoubtedly excited about the opportunity to decorate your new place, but before you make any large purchases, move your money around, or make any major life changes, consult your lender – someone who is qualified to tell you how your financial decisions may impact your home loan.

Below is a list of things you shouldn’t do after applying for a mortgage. They’re all important to know – or simply just good reminders – for the process.

1. Don’t Deposit Cash into Your Bank Accounts Before Speaking with Your Bank or Lender. Lenders need to source your money, and cash is not easily traceable. Before you deposit any amount of cash into your accounts, discuss the proper way to document your transactions with your loan officer.

2. Don’t Make Any Large Purchases Like a New Car or Furniture for Your New Home. New debt comes with new monthly obligations. New obligations create new qualifications. People with new debt have higher debt-to-income ratios. Higher ratios make for riskier loans, and then sometimes qualified borrowers no longer qualify.

3. Don’t Co-Sign Other Loans for Anyone. When you co-sign, you’re obligated. With that obligation comes higher ratios as well. Even if you promise you won’t be the one making the payments, your lender will have to count the payments against you.

4. Don’t Change Bank Accounts. Remember, lenders need to source and track your assets. That task is significantly easier when there’s consistency among your accounts. Before you transfer any money, speak with your loan officer.

5. Don’t Apply for New Credit. It doesn’t matter whether it’s a new credit card or a new car. When you have your credit report run by organizations in multiple financial channels (mortgage, credit card, auto, etc.), your FICO® score will be impacted. Lower credit scores can determine your interest rate and maybe even your eligibility for approval.

6. Don’t Close Any Credit Accounts. Many buyers believe having less available credit makes them less risky and more likely to be approved. Wrong. A major component of your score is your length and depth of credit history (as opposed to just your payment history) and your total usage of credit as a percentage of available credit. Closing accounts has a negative impact on both of those determinants of your score.

Bottom Line

Any blip in income, assets, or credit should be reviewed and executed in a way that ensures your home loan can still be approved. If your job or employment status has changed recently, share that with your lender as well. The best plan is to fully disclose and discuss your intentions with your loan officer before you do anything financial in nature.
