COMPLETE A PROPERTY ASSESSMENT FORM

During this step, we will have you fill out our PROPERTY ASSESSMENT FORM.  This form provides our staff with a basic understanding of your home, and the goals you are attempting to achieve.

FREE RENTAL EVALUATION

After we receive the property assessment form, your property will be assigned a property manager. The manager assigned to your property will follow up with you to schedule a complimentary rental evaluation.

PROPERTY PREPARATION / RECOMMENDATIONS

From the information gathered during the rental evaluation, your property manager will provide you with a list of any maintenance or updates that may be necessary to achieve your desired rental amount. At this time, you will also be provided a suggested rental amount based upon your homes characteristics.

ESTABLISH AN EFFECTIVE MARKETING PLAN

Once you have chosen ACG to manage your property, the next step will be to establish a marketing plan for your property. At this time, photos of your home will be taken, and marketing materials will be created and dispersed. This marketing material is very similar to what you would find for a home that is for sale with a realtor. While a wide range of marketing efforts are now set in place to find potential renters for your property, the most effective avenue has proven to be through online sources. ACG utilizes a multitude of online rental sites that reach thousands of people seeking homes to rent.

TENANT SCREENING

Through our extensive and broad-based tenant locator marketing methods, we are able to quickly locate qualified tenants for your property. Once we locate an interested party, we evaluate them based on our established OCCUPANCY CRITERIA. These guidelines help to ensure that we place qualified tenants in your property.

CONTRACT DEVELOPMENT / TENANT PLACEMENT

Once a qualified tenant is found for your property, we work with both parties to establish a lease agreement that is best suited for your specific needs. Consider this the closing process of your lease.

ONGOING PROPERTY MANAGEMENT AND MAINTENANCE 

Throughout the term of your lease, we will eliminate the hassels involved with rent collection and money disbursement. Our "Fair but Firm" management and rent collection policies help to ensure that ALL terms of the lease contract are being met and the property is being properly maintained. If there are any maintenance issues that arise at your property, we are there to step in and take care of them, thus eliminating those late night phone calls.
