You have just accepted a purchase agreement for the asking price of your home. The offer is contingent upon a home inspection. Within a couple of days a home inspection is performed and the inspector discovers some issues. The most serious issue is a faulty furnace. Upon review by a licensed heating contractor, it is determined that the furnace needs to be replaced. To complete the transaction, your buyer is asking you to replace the furnace at an estimated cost of $5,000. Your net proceeds have just been reduced by $5,000.

Solution:
If you had a home inspection prior to listing your property, there is a strong probability that the faulty furnace would have been discovered. You would have had an opportunity to replace the unit, market the home with a new furnace and adjust the price of the home to cover the cost of the furnace.

Scenario #2: You home is listed in a neighborhood with many homes of similar style and age. You are struggling to differentiate your home and attract a buyer.

Solution:
Inspecting the home prior to the listing period will differentiate your home from the competition. By marketing the home as pre-inspected, the buyer will have more information and feel comfortable in making a non-contingent offer.

Scenario #3
You inherited a home from a family member. You have never lived in the home and have no first hand knowledge of its possible defects. You may still have some liability in selling this home.
